House Plan Package Questions + Answers

  • The Concept Package is designed to help you assess the feasibility of your project before making a larger investment. You'll receive a PDF document with an informational drawing set, which includes floor plans with basic dimensions, basic exterior elevations, a conceptual site analysis diagram to aid in selecting your site, and conceptual renderings. You will also receive a discount code that can be applied toward the Design Development Package. While the Concept Package doesn't include a build license, design customization, or detailed plans to build from, it provides the essential tools needed to evaluate costs and determine if your project is viable.

  • The Design Development Package includes everything you need to get your project moving forward towards construction. You'll receive a PDF document with detailed design documents for your builder to use to price the home. This will include detailed and dimensioned floor plans, detailed exterior elevations, enlarged floor plans, detailed wall sections, enlarged typical details, lighting and power plans, and conceptual framing plans. It will also include the license to build one home. While this does not include the Architect / Engineering Stamp, this package provides all the documentation needed to get your project moving. This package still needs to be reviewed and stamped by a local Architect or Engineer before permitting and Construction can begin.

  • The Design Development Package house plans include detailed sheets designed by an experienced professional to meet or exceed International Residential Building Code requirements. This package set starts with thorough floor and foundation plans, providing precise dimensions for every aspect of home, including wall placement, window locations, and door positions. The exterior elevations show design details, finishes, and materials that create your home's appearance, while building sections and assembly illustrations help your builder understand exactly how everything comes together. You'll also receive detailed interior elevations of key spaces like kitchens and bathrooms, showing cabinet layouts and fixture placements. Our lighting location plans help create the interior visual comfort in every room. The plan set includes comprehensive schedules for windows and doors. While our plans provide a solid foundation for building, we recommend consulting your local permitting authority to ensure compliance with specific regional requirements. We cannot guarantee these plans will meet all local building codes.

  • Reach out to us here to discuss any changes you would like to make! Customization is not included in either package and would require an extra fee.

  • Our plans do not come with an Architect Stamp. Every jurisdiction has unique requirements, so final plan stamping must be completed by a local architect or engineer with expertise in your area. Our plans are created to provide a strong foundation for that process, making it easier for your local professional to secure a stamp.

  • The cost of the build will vary significantly depending on location, site conditions, and material availability. While we strive to design with material efficiency and construction timelines in mind, we cannot predict what a home will cost for your specific needs without a thorough review. For the most accurate pricing, contact a local builder or contractor to discuss current costs, timelines, and any site-specific considerations.

  • The purchase of one house plan permits you to build that house one-time.

    Contact us to learn about obtaining a commercial license for designs that you intend to build more than once.

  • Each building site has trade-offs. The most important features are topography, sun exposure, and distance to the road. Our plans work best on level, well‑drained sites. South-facing sites give the best passive solar performance. A shorter driveway reduces site development costs.

  • There is no time limit. Your purchased plans are yours to use, one-time, whenever you so choose. Your plans will be available to download immediately after purchase. Download these documents and store them yourself for safe keeping.

  • The Concept Package drawing set is drawn to scale for 11” x 17” drawing sheets.

    The Design Development Package drawing set are drawn to scale for 24" x 36" drawing sheets.

    The PDF file option you purchase can be printed at a local printer or from your home computer at a different sheet size, however the drawings will not be to the scale indicated on the sheets.

  • Yes, your credit card information is secure.

    Westwood Design Studio uses Squarespace Payments to process all credit card payments. Westwood Design Studio does not have access to your credit card information.   • As these plans are digital assets you receive immediately upon purchase, we are not able to offer refunds.

    We encourage you to research building code, municipal, and other requirements before purchasing your home plan.
